We’re striving to create a world where social and environmental sustainability is seamlessly integrated into daily life, rather than being an optional add on.

Our apartment buildings are designed to operate sustainably and they’ll be net zero from practical completion. To do this, we’re all about taking a comprehensive approach that balances energy consumption and sustainability.

When it comes to designing sustainable buildings that can stand the test of climate change, sustainability is our guiding light.

We consider the climate in every step of our building design and site selection process; factoring in everything from the site’s accessibility to public transport to ensure reduced reliance on cars, to future proofing each building against existing and emerging climate risk.

  • 5 star Green Star Buildings

    All new Local projects will target achievement of a minimum 5 Star Green Star Buildings V1 rating. Founded by Green Building Council of Australia in 2003, Green Star is an internationally recognised rating system setting the standard for healthy, resilient, positive buildings and places.

  • 7.5 stars NatHERS rating

    Local will seek to maintain a portfolio-weighted average NatHERS rating of at least 7.5 stars under the Nationwide Housing Energy Rating Scheme (NatHERS). NatHERS provides dwellings with a star rating out of ten based on energy efficiency. Operation of the NatHERS is administered by the Commonwealth Government on behalf of all Australian State and Territory governments. The latest iteration of the National Construction Code (2022) requires a minimum 7 Star NatHERS rating for all new dwellings, increased from a minimum 6 star rating.

  • 4.5 Star NABERS Energy rating

    All new Local projects will target achievement of a minimum 4.5 Star NABERS Energy rating. NABERS is the National Australian Built Environment Rating System, is an initiative by the government of Australia to measure and compare the environmental performance of Australian buildings and tenancies.

Sustainable is standard

Treading lightly

Fully electric. Utilising maximum renewable energy and producing minimal waste. Fossil fuels? You won’t find them here. Net zero in operation. That means we’re not producing carbon to operate the buildings. We’re using green power, responsible waste management (more on that below) and purchasing locally produced materials.

Waste management

We’re big on reducing waste, but when we do need to dispose of it we go about it the right way. We’ve got e-waste, organics, recycling and general waste covered. We’ve also got a donations system to give a new home to those things you might be finished with but

The power of the elements

Think solar panels capturing that big sun energy for powering the common area amenties and rainwater storage for keeping our (drought tolerant) gardens lush

Smarter materials

Water efficient tapware, double glazing to keep the heat in our out and reduce external noise, and low volatile organic compound materials. Volatile organic compounds, or VOC’s, are the nasty gasses and fumes that can be emitted from materials like paints and carpets, but you probably already knew that, smarty pants.

Apply for impact housing

Local is working directly with registered housing providers to supply a portion of our homes to

  • women over 55 and at risk of homelessness
  • key workers who are essential to our communities
  • those in need of specialist disability accommodation who don’t currently have suitable homes.

We call this ‘impact housing’.
