Living at Local means living fully electric. We operate at net zero, which means we’re not producing additional carbon. We’ve made it easy for you to live a net zero lifestyle too, by energising our buildings with Green Power. So, everything from the laundry to your lights to the toaster and TV can run on renewable energy.
Waste not
We’re big on reducing waste, but when we do need to dispose of it, we do it the right way, whether it’s e-waste, organics, recycling, or general waste. And if you’ve got some old stuff that someone else might love, you can donate it via our on-site charity collection.
Elemental power
When nature provides, we abide. Our roofs are fitted with renewable solar panels to capture enough energy to totally power our common areas and amenities, and our rainwater storage systems keep our drought - tolerant gardens lush and full of life.
Smarter materials
We have some very clever people who love getting deep in the little details. They’re great at finding things like special water-efficient tapware and low volatile organic compound (VOC) materials. VOCs are nasty gasses and fumes that can be emitted from stuff like paints and carpets.

What is Build to Rent?

At Local, this means top-notch apartments in some of Australia's best neighbourhoods, complete with shared spaces like 24/7 gym and wellness areas, WFH spaces, swimming pools, cinema rooms, golf simulators, and private dining rooms. Unlike traditional renting where you’re stuck with beige walls and a strict ‘no pets’ policy, we’re all about making the space actually feel like yours.

BTR offers longer, multi-year leases, an onsite resident and maintenance team, and a hassle-free renting experience where you can make your apartment your own. So bring along your furry friends, paint your walls, and hang your prints. It's a better way of renting, where you can actually call your apartment ‘home’—and mean it.

What size apartments can you offer? 

Although the apartments in each location vary, we're committed to providing high-quality, sustainably designed living spaces - and that means also making our apartments generous in size so you can make yourself at home. No matter if it’s just you and your houseplants, or if you’re bringing the whole crew.

Some locations have oversized studio apartments (40sqm - 45sqm), perfect for a low-maintenance setup, one-bedroom apartments (49sqm-63sqm) for added privacy, two-bedroom apartments (68sqm to 90sqm) for that extra bit of space, and three-bedroom apartments (96sqm to 110sqm) for those that come as a package deal.

How much is the rent for your apartments?

Our prices vary depending on which apartment catches your eye, the number of bedrooms and bathrooms, and the location. For the most up-to-date rates, head to our leasing portal where you'll find all our current availability and pricing. Since rental rates can change from time to time, we always recommend checking the latest listings when you're ready to make your move.

What is the application process for renting an apartment with Local?

We've made it simple to make one of our apartments your new home. First up, jump onto our leasing portal and find your perfect match. Then, get your paperwork ready (you know the drill - ID, proof of income, and rental history). You can even do the whole application online from your couch – no printing or scanning required! We'll review your application once you've hit submit and will let you know if we need any additional information from you.

Once you’ve got the green light, we'll send over your lease to sign, you'll sort out your first month's rent and bond, and voilà – you're almost home! Book your move-in online and we'll guide you through getting utilities sorted before move-in day, so you're all connected from the moment you walk through the door. Simple as that.

Are utilities included in the rent, or are they billed separately? 

The listed prices are for the rental of your apartment which includes whitegoods (how good is not having to move your fridge!), access to all amenities, secure postal and parcel lockers, bike storage, onsite maintenance and resident services during extended business hours.

Utilities are supplied at competitive rates through our renewable energy partners and super speed Wi-Fi provider. Once your application is approved, you'll be directed to connect your utilities so you're all plugged in and ready to go from day one!

What measures are in place to ensure building security and resident safety? 

Your safety is our top priority at Local—we've got you covered with comprehensive security features throughout the buildings. You'll find secure access points and cameras in shared spaces, so you know only residents and their invited guests can get in.

We've also made sure all our common areas and entrances are well-lit and secure, creating a safe environment where you can feel at home. Think of it as your own little sanctuary – we've taken care of all the security details so you can relax and enjoy life here. Our friendly on-site team is always ready to help if you have any concerns.
