So, you’ve gotten this far. You’re excited. We’re excited.
Here’s some important stuff you need to know. (Don’t worry it’s GOOD important stuff.) We don’t do big bonds. $1,000 flat rate across the board. We’re here for the long run, so you can be too.
We’re not going to sell your apartment, and we welcome longer-term leases that we review annually. One, two and three-year options are standard, but you just tell us if you need something in between.

As part of our commitment to improving social outcomes, we’re working directly with registered housing providers to supply at least 10% of the apartments in each of our buildings to those who need them most:
- Social Housing for women over 55 experiencing or at risk of homelessness
- Affordable Housing for key workers who are vital to our communities
- Specialist Disability Accommodation (SDA) for young people who need it, but may ordinarily be placed in aged care

What is Local: Kensington?
Local: Kensington is our new residential precinct located on corner of Macauley Rd and Stubbs St, built exclusively for renters.
Made up of 477 apartments, across 6 buildings in a campus layout, our goal is to create long-term rental housing that positively impacts the community.
We’ll always own 100% of our buildings. So, you can count on us to keep each of them in great nick. And you can live comfortably knowing your apartment is securely yours for as long as you want it.
What does 'make it my own mean' - how much can I customise within my apartment?
You can paint the walls, hang picture frames, put up cheetah print wallpaper… (If that’s your style)
We’re keen to see how you make your apartment your own - our team will just need to approve any changes before you get started on the DIY. You’ll also just need to make sure it's back to the original condition if you move out.
How does maintenance/repairs to my apartment work?
When things go haywire, we have a dedicated onsite maintenance team ready to help. So, you can be assured the issue will actually get fixed - and without the weeks long delay.
All you have to do is simply log in a maintenance request through the app and we'll arrange a time to come over that suits you. (Hooray, no more endless email exchanges with your real estate agent.)
What’s included in my rent?
A new apartment, including whitegoods (how good is not having to move your fridge!), access to all amenities, secure postal and parcel lockers, bike storage, onsite maintenance and resident services during extended business hours.
How is my apartment contributing to Local: Kensington's sustainability initiatives?
When you sign your lease, you’ll be given the opportunity to connect to Green Power through our energy partner Supa Energy.
We'll also be encouraging you to do things like dispose of your waste correctly so that we can maximise recycling for things like cardboard and glass, composting food organics and disposing of e-waste properly through our sustainability partners.
What is the resident app?
The App is a smart(phone) way of keeping you connected. You can use it to schedule your move-in, access your mobile key, view leasing documents, submit service requests, and directly contact our team.
How can I connect to the onsite team?
You can contact the team in the app, popping over to the front desk, or via email or phone. However, if you prefer to communicate through song or an interpretive dance, we'd also love to see it.
What does 'sustainably designed' really mean?
It means being big on renewables and low on waste.
Everything we build, inside and out, is designed with the climate in mind. Local: Kensington is no different.
It’s fully electric and already operating with net zero emissions.
We don’t see this as a box ticking exercise to meet ‘minimum requirements’. This is a real passion of ours, so if you’d like to know any specifics, we’d be happy to chat about it over a cuppa.
What is impact housing and who pays for it?
We’re committed to creating positive social change in the areas we build. And to do that, we are making sure that our buildings are inclusive and accessible.
Local works directly with registered housing providers to supply homes to women over 55 and at risk of homelessness, key workers who are essential to our communities, and those in need of specialist disability accommodation who don’t currently have suitable homes to live in.
We call this ‘Impact Housing’. And for Kensington, we’re financing and dedicating 42 homes to it.
What’s the go with pets?
They are awesome, obviously. Your fur-babies are totally welcome - as long as they're not on a restricted breeds list. So, check in with the leas(h)ing team if you have anything out of the ordinary, just to be sure.
